Acceptance of Terms
By accessing or using the Sivako Property Management LLC ("Sivako," "we," "us," or "our") website and services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our website or services. We reserve the right to update these terms at any time, and continued use of our services constitutes acceptance of any changes.
Booking & Reservations
All bookings are subject to availability and confirmation by Sivako. When you submit a booking inquiry, you will receive a confirmation email with pricing details and reservation terms. A booking is not considered confirmed until:
- You receive a written confirmation from Sivako
- Any required deposit or payment has been processed
- You have agreed to the property-specific house rules
Deposits are typically required at the time of booking and will be applied toward your total stay. Full payment is due prior to check-in unless otherwise arranged.
Cancellation Policy
Our cancellation terms vary based on the type of booking:
- Flexible (Standard Bookings): Full refund if cancelled at least 7 days before check-in. 50% refund if cancelled at least 3 days before check-in. No refund for cancellations made less than 3 days before check-in.
- Moderate (Extended Stays): Full refund if cancelled at least 14 days before check-in. 50% refund if cancelled at least 7 days before check-in. No refund for cancellations made less than 7 days before check-in.
- Strict (Peak Season & Event Bookings): 50% refund if cancelled at least 14 days before check-in. No refund for cancellations made less than 14 days before check-in.
Cancellation terms are communicated clearly at the time of booking. Refunds are processed within 5-10 business days to the original payment method.
Guest Responsibilities
As a guest of a Sivako-managed property, you agree to:
- Abide by all property-specific house rules provided at the time of booking
- Respect quiet hours (typically 10:00 PM to 8:00 AM) and be considerate of neighbors
- Not exceed the maximum occupancy listed for the property
- Not smoke indoors at any Sivako property
- Report any maintenance issues or damages promptly
- Leave the property in a reasonable condition upon check-out
- Not engage in any illegal activities on the premises
Check-In / Check-Out
Standard check-in time is 3:00 PM and check-out time is 11:00 AM. You will receive detailed check-in instructions, including smart lock or lockbox access codes, 24 hours before your arrival.
- Early Check-In: May be available upon request and is subject to availability. Contact us at least 48 hours in advance.
- Late Check-Out: May be available upon request and is subject to availability. Additional fees may apply.
- Lost Keys or Lock Issues: Contact our 24/7 support line immediately at (765) 749-6232.
Damages & Liability
Guests are responsible for any damage to the property, furnishings, or amenities caused during their stay beyond normal wear and tear. Security deposits may be collected at the time of booking and will be refunded within 7 days of check-out, provided no damages are found during our post-checkout inspection.
Sivako Property Management LLC is not liable for:
- Loss or theft of personal belongings during your stay
- Injuries sustained on the property
- Service interruptions due to circumstances beyond our control (e.g., power outages, natural disasters, utility failures)
Property Rules
The following rules apply to all Sivako-managed properties:
- No Parties or Events: Properties may not be used for parties, events, or gatherings that exceed the listed occupancy.
- No Smoking Indoors: Smoking is strictly prohibited inside all properties. Designated outdoor smoking areas may be available at select properties.
- Respect Neighbors: Guests must be respectful of neighboring properties and residents at all times.
- Pet Policy: Pet policies vary by property. Unauthorized pets may result in additional cleaning fees or forfeiture of your security deposit.
- No Illegal Activity: Any illegal activity on the premises will result in immediate termination of your stay without refund.
